Novi porez zamijenio je dosada\u0161nji porez na ku\u0107e za odmor te pro\u0161irio obuhvat oporezivanja. Me\u0111utim, mnogi jo\u0161 ne znaju da se porez na nekretnine razlikuje po gradovima.<\/p>\n<p data-start=\"641\" data-end=\"701\">Za razliku od ranijeg sustava, porez na nekretnine danas se <b>obra\u010dunava godi\u0161nje<\/b>, <b>odre\u0111uje po kvadratnom metru<\/b> te <b>razlikuje ovisno o gradu ili op\u0107ini<\/b>.<\/p>\n<p data-start=\"801\" data-end=\"965\">Ova posljednja karakteristika posebno je va\u017ena jer zna\u010di da vlasnici nekretnina u Hrvatskoj ne pla\u0107aju isti porez, ve\u0107 on mo\u017ee <b>zna\u010dajno varirati ovisno o lokaciji.<\/b><\/p>\n<p pla\u0107a na vlasni\u0161tvo odre\u0111ene vrste nekretnina.<\/p>\n<p data-start=\"1471\" data-end=\"1564\">Za razliku od&nbsp;<a href=\"https:\/\/gov.hr\/hr\/porez-na-promet-nekretnina\/1464\" target=\"_blank\" rel=\"noopener\">poreza na promet nekretnina<\/a>&nbsp;(koji se pla\u0107a jednokratno pri kupnji), ovaj porez:<\/p>\n<ol>\n<li data-section-id=\"c1vqch\" data-start=\"1566\" data-end=\"1591\">pla\u0107a se svake godine<\/li>\n<li data-section-id=\"lc9j71\" data-start=\"1592\" data-end=\"1618\">vezan je uz vlasni\u0161tvo<\/li>\n<li data-section-id=\"qte6oo\" data-start=\"1619\" data-end=\"1660\">obra\u010dunava se prema korisnoj povr\u0161ini<\/li>\n<\/ol>\n<p data-start=\"1662\" data-end=\"1699\">Zakonom je propisano da porez iznosi <b>najmanje 0,60 \u20ac\/m\u00b2<\/b> te <b>najvi\u0161e 8,00 \u20ac\/m\u00b2<\/b>, a to\u010dan iznos unutar tog raspona odre\u0111uje lokalna samouprava.<\/p>\n<h2 data-section-id=\"1oitgtv\" data-start=\"1813\" data-end=\"1856\">Tko odre\u0111uje visinu poreza na nekretnine po gradovima?<\/h2>\n<p data-start=\"1858\" data-end=\"1946\">Jedna od klju\u010dnih karakteristika ovog poreza jest da ga <b>ne odre\u0111uje dr\u017eava izravno, ve\u0107 gradovi i op\u0107ine.<\/b><\/p>\n<p data-start=\"1972\" data-end=\"2045\">Svaka&nbsp;<a href=\"https:\/\/mpudt.gov.hr\/gradjani-21417\/iz-djelokruga\/lokalna-i-podrucna-regionalna-samouprava-24398\/tijela-jedinica-lokalne-i-podrucne-regionalne-samouprave-24400\/24400\" target=\"_blank\" rel=\"noopener\">jedinica lokalne samouprave<\/a>&nbsp;donosi vlastitu odluku o visini poreza.<\/p>\n<p data-start=\"2047\" data-end=\"2089\">Pri odre\u0111ivanju poreza uzimaju se u obzir:<\/p>\n<ol>\n<li data-section-id=\"dv7nkf\" data-start=\"2091\" data-end=\"2114\">lokacija nekretnine<\/li>\n<li data-section-id=\"9pn40d\" data-start=\"2115\" data-end=\"2139\">razvijenost podru\u010dja<\/li>\n<li data-section-id=\"orsngb\" data-start=\"2140\" data-end=\"2167\">turisti\u010dka atraktivnost<\/li>\n<li data-section-id=\"1ez1xuk\" data-start=\"2168\" data-end=\"2201\">tr\u017ei\u0161na vrijednost nekretnina<\/li>\n<\/ol>\n<p data-start=\"2203\" data-end=\"2233\">Prihod od poreza dijeli se na <b>80% gradu ili op\u0107ini<\/b> i <b>20% \u017eupaniji<\/b>.<\/p>\n<h2 data-section-id=\"1iqjdfx\" data-start=\"2283\" data-end=\"2324\">Kako se obra\u010dunava porez na nekretnine po gradovima?<\/h2>\n<p data-start=\"2326\" data-end=\"2376\">Obra\u010dun poreza temelji se na jednostavnoj formuli:<\/p>\n<p data-start=\"2378\" data-end=\"2416\"><strong data-start=\"2378\" data-end=\"2416\">povr\u0161ina nekretnine \u00d7 cijena po m\u00b2<\/strong><\/p>\n<p data-start=\"2418\" data-end=\"2426\">Primjer:<\/p>\n<ul data-start=\"2428\" data-end=\"2462\">\n<li data-section-id=\"vylfiq\" data-start=\"2428\" data-end=\"2445\">stan od 60 m\u00b2<\/li>\n<li data-section-id=\"3wsiet\" data-start=\"2446\" data-end=\"2462\">porez 3 \u20ac\/m\u00b2<\/li>\n<\/ul>\n<p data-start=\"2464\" data-end=\"2490\">\u2192 godi\u0161nji porez = 180 \u20ac<\/p>\n<p data-start=\"2492\" data-end=\"2538\">Me\u0111utim, stvarni iznos mo\u017ee varirati ovisno o lokaciji unutar grada, vrsti nekretnine te razli\u010ditim dodatnim kriterijima koje odre\u0111uje lokalna uprava.<\/p>\n<h2 data-section-id=\"15eqhau\" data-start=\"2618\" data-end=\"2664\">Porez na nekretnine po gradovima u Hrvatskoj<\/h2>\n<p data-start=\"2666\" data-end=\"2739\">Najva\u017eniji dio ovog vodi\u010da odnosi se na konkretne razlike me\u0111u gradovima.<\/p>\n<p data-start=\"2741\" data-end=\"2870\">Na temelju dostavljenih podataka i odluka jedinica lokalne samouprave, mo\u017ee se vidjeti zna\u010dajna razlika u poreznim optere\u0107enjima. Zagreb<\/h2>\n<p data-start=\"2907\" data-end=\"3005\">U <span><span>Zagrebu<\/span><\/span> porez na nekretnine nalazi se u <b>srednjem do vi\u0161em rasponu<\/b>, te iznosi <b>5 \u20ac\/m\u00b2<\/b>.<\/p>\n<p data-start=\"3007\" data-end=\"3043\">Zagreb kao najve\u0107i grad u Hrvatskoj ima <b>razvijeno tr\u017ei\u0161te nekretnina,<\/b> bilje\u017ei <b>visoke cijene stanova<\/b>, te ima <b>stabilnu potra\u017enju<\/b>.<\/p>\n<p data-start=\"3144\" data-end=\"3160\">Zbog toga porez nije minimalan, ali ne dose\u017ee maksimum od 8 \u20ac\/m\u00b2.<\/p>\n<p data-start=\"3219\" data-end=\"3255\">Tipi\u010dno se kre\u0107e u srednjem rasponu.<\/p>\n<hr data-start=\"3257\" data-end=\"3260\">\n<h2 data-section-id=\"i606py\" data-start=\"3262\" data-end=\"3289\">Porez na nekretnine &#8211; Split<\/h2>\n<p data-start=\"3291\" data-end=\"3365\">U <span><span>Splitu<\/span><\/span> porez na nekretnine iznosi <b>1,99<\/b><span style=\"font-weight: 700;\">&nbsp;\u20ac\/m\u00b2<\/span>.<\/p>\n<p data-start=\"3367\" data-end=\"3385\">Razlozi uklju\u010duju <b>sna\u017ean turisti\u010dki sektor<\/b>, <b>visoku potra\u017enju za nekretninama<\/b> te <b>zna\u010dajan broj apartmana<\/b>.<\/p>\n<p data-start=\"3482\" data-end=\"3513\">Zbog toga lokalne vlasti \u010desto koriste vi\u0161i porezni raspon te pove\u0107avaju optere\u0107enje na nekretnine koje nisu za stalno stanovanje.<\/p>\n<hr data-start=\"3620\" data-end=\"3623\">\n<h2 data-section-id=\"voifmy\" data-start=\"3625\" data-end=\"3653\">Porez na nekretnine &#8211; Rijeka<\/h2>\n<p data-start=\"3655\" data-end=\"3730\">U <span><span>Rijeci,<\/span><\/span>&nbsp;kao u Zagrebu, porez na nekretnine&nbsp;<span style=\"font-weight: 700;\">5 \u20ac\/m\u00b2<\/span>.<\/p>\n<p data-start=\"3732\" data-end=\"3747\">Karakteristike su<b>&nbsp;turisti\u010dka potra\u017enja<\/b>&nbsp;te <b>stabilno, ali manje \u201cpregrijano\u201d tr\u017ei\u0161te<\/b>.<\/p>\n<p data-start=\"3840\" data-end=\"3856\">Zbog toga porez nije me\u0111u najvi\u0161ima, ali nije ni minimalan.<\/p>\n<hr data-start=\"3909\" data-end=\"3912\">\n<h2 data-section-id=\"17gxew5\" data-start=\"3914\" data-end=\"3942\">Porez na nekretnine &#8211; Osijek<\/h2>\n<p data-start=\"3944\" data-end=\"4019\">U <span><span>Osijeku,<\/span><\/span> porez na nekretnine je me\u0111u ni\u017eima te iznosi&nbsp;<span style=\"font-weight: 700;\">0,60 \u20ac\/m\u00b2<\/span>.<\/p>\n<p data-start=\"4021\" data-end=\"4029\">Razlozi su <b>ni\u017ee tr\u017ei\u0161ne cijene nekretnina<\/b>, <b>manja turisti\u010dka aktivnost<\/b> te <b>demografski trendovi<\/b>.<\/p>\n<p data-start=\"4123\" data-end=\"4136\">To, naravno, rezultira ni\u017eim poreznim optere\u0107enjem.<\/p>\n<h2 data-section-id=\"1sfmmxg\" data-start=\"4176\" data-end=\"4205\">Porez na nekretnine u Istri &#8211;
